MoonValley came up with the inspirational idea of checking these "price reduced" homes against their Zillow.com value. What a GREAT idea! Let's see just how much of a "bargain" is really being offered. (excellent data and entertaining commentary provided mostly by MoonValley)
Zillow.com is a site that has a proprietary formula it uses to calculate the market value of a property. It remains to be seen just how accurate it will turn out to be. Regardless of the discrepancies at present time, if it remains free from catering to those who gain the most from artificially inflating the market, it may prove to be a useful and democratic tool for the consumer.
I have broken out the price reduced list based on:
1. Priced Above the Zestimate (Zillow estimate)
2. Priced Below the Zestimate
3. Zillow can't find the house

Report from the Boulangerie..this morning. We happened to be sitting near a developer type. Mr. D who has been known to have a couple of Hummers..(not seen em lately) was bemoaning some sort of building project he had underway..didn't follow a great deal of it but what I did hear was his immediate need for 400k to float something. Maybe that's why I haven't seen the Hummers around.
thank you athena,is anyone ot there following west county,specifically the sebastopol area? i get a lot of "it can't happen here" bs from otherwise sharp people...i was talking to my ex in houston,she described the marrket as "driven by emotion and guided by myths" she and her husband are cpa's,and they rent.
I haven't followed west county specifically but would be glad to do some research and post anything that you find as well. Only too happy to keep the spotlight shining in the right places.
MV... update from the Toyota dealership in Santa Rosa. Was there this morning returning a loaner car and listened to the agent talking on the phone. She was saying that they had an open house both days over the weekend and got only two people. Both said how much they liked the house, and spent a lot of time there, but the agent hasn't heard from any of them. She was also saying that the last "buyer" for their house fell through because of a contingency... he couldn't sell his house.... ooops...
